A Painting Crew That Plans the Street First

Ofaolains paints houses in Santa Monica, and we got good at one thing that most painting companies treat as an afterthought: getting the job onto the property in the first place. Our city is built on narrow lots. A good number of the bungalows around Ocean Park and Sunset Park were laid out when a car was optional, and the apartment stock from the 1920s through the 1970s was built to fill the lot line with the parking tucked underneath if it exists at all. So the question of where a ladder stands, where a van parks, and whose space we are borrowing is not administrative detail. It is the schedule.

We are a small crew and we intend to stay one. The person who walks your property and writes the number is on site while the work happens. That matters most on the awkward jobs, because a staging plan written by someone who never saw the side yard is a plan that falls apart on the second morning.

What We Actually Do

Exterior repainting on stucco and siding, interior repainting in occupied homes, trim and door work, exterior metal that lives in salt air, and turnovers on apartments and condos. We are equally happy on a single family house in Sunset Park and on a courtyard building where six tenants need to keep their front doors usable while we work.

How We Work Around You

The coastal weather sets the exterior calendar. Fog through the morning keeps walls damp and the dew point close, so we start exterior coats when the surface is genuinely ready rather than when the clock says so. We would rather tell you the coat is moving to Thursday than put it on a wall that will not hold it.

On the ground, the rules are simple. One van at the curb wherever we can manage it. Neighbors on shared driveways get told before day one, not after. The public sidewalk is clear and the ladders are down and locked at the end of every day. Interior jobs move room by room so you keep somewhere to sleep that is not covered in plastic.

What We Will Not Do

We do not spray in a five foot side yard, because the overspray has nowhere to go but your neighbor’s wall. We do not put an elastomeric coating over a wall that cannot dry, because it will blister off and take the sound paint with it. We do not open old pre-1978 paint layers dry, and on a lot this tight the containment matters more than it would on an acre.
